What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser develops a report and detailed sketch showing the total living area of the house and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Challenging real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually have! Unless an appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting a home on the market

A measurement service will ensure that you're paid a fair price for your home. Area is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of potential buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

For agents

To make sure that your client's home closes at a price that properly reflects true market value, we recommend requesting a measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool to interest potential buyers because they can see the layout and features of the property before and after touring.
